Hungary Golden Visa – Program Requirements

The Hungarian residency program involves the following criteria:

Due Diligence: Hungary, as most [but not all] EU programs requires a criminal background check for all applicants 18 and older, as well as identity documentation [passports, birth certificates, etc.].
Investment Threshold: The Hungarian Golden Visa has a required minimum investment starting at €250,000 [approx. $270,000].
Investment Options: The Hungarian Golden Visa program offers two separate and distinct investment channels – Real estate investment funds and a donation option.
Investment Hold: The Hungarian residency by investment program requires the investor to maintain the fund investment in order to renew their Golden Visa.
Physical Presence: The Hungary Golden Visa program does not require relocating or residing for any length of time in the country. However, the program does require visiting Hungary to finalize the application and investment transaction process.

Conditions for participation in the programme

Option 1 / From €250,000 – Purchase of shares in investment funds

An investor may purchase shares in real estate funds included in the ‘qualified market operators’ list. Fund managers must undergo a preliminary check to ensure compliance with national security requirements. At least 40% of the fund’s assets must be allocated to residential real estate in Hungary.

Option 2 / From €1,000,000 – Donation to a higher education institution

This investment aims to support educational, scientific or cultural projects. Charitable foundations must support Hungarian educational institutions.

Important Program Notes

All investments are made in-person in Hungary
Academic donation is a one-time non-refundable payment
All investment options are cash payments made via bank transfer from an accredited bank or financial institution & must be paid in full
All investment options require additional processing fees, legal fees, and taxes
Approved real estate funds have passed extensive national and international background checks conducted by Hungary
Investors are approved for an initial visa to enter Hungary – investment must be finalized within 93 days of arrival
After investment is finalized, a 10-year renewable residency card is issued
Ownership of investment must be maintained to renew residency

Additional Expenses for purchasing real estate in Greece to obtain a residency permit

Property transfer tax – 3.09% of the real estate price
Registration fee in the land registry (depending on the region where the property is located) – 0.6% of the real estate price
Notary fee for property transfer – Approximately 1.5% of the real estate price + VAT
Private health insurance fees – from €150 per person
Immigration fees – €2000 per person (for the main investor) and €150 for a family member over 18 years old
Card issuance – €16
Document translations – from €150

Interview with an Astons immigration expert

An expert from Astons will assess the Hungary Program with you to ensure that it addresses all of your needs, wants, and demands.

If so, Astons will conduct our exclusive in-house pre-approval assessment and KYC/Due Diligence analysis to determine your likelihood of being approved.

Our expert will also prepare a portfolio of property listings for your review based upon your property search checklist.

Signing contract and paying for legal fees

Once you sign the contract and legal fees are paid, Astons will begin assisting you in document collection and ensuring your documents meet application requirements.

Investors must submit all required documents – with apostilles – at this step.

Applying for initial temporary Guest Investor Visa

At this stage, the investor applies for the temporary Guest Investor Visa which permits them to enter Hungary to complete the investment.

The state conducts its official due diligence and background checks as a part of the immigration process.

The application process is conducted fully remote through the investor’s nearest Hungarian consulate or embassy.

Obtaining the Guest Investor Visa

Once the visa process is approved, the investor is required to visit Hungary to finish the Golden Visa and investment process.

The initial residency is valid for 6-months and permits entry into Hungary to finalize the Golden Visa and property purchase.

The investment must be finalized within 3 months of entering the country.

Investment process begins

The investor now needs to finalize the investment process they choose.

For real estate funds and donation investors, they must be prepared to make the full investment soon after arrival.

Finalizing the legal formalities

Once full payment of the investment is completed, Astons team of experts handles all the remaining formalities to finalize the Golden Visa process

Hungary Golden Visa

Once the investment and paperwork is completed, the Golden Visa application will be submitted.

Once the Golden Visa application is approved, a 10 year renewable residency card is issued for each applicant.
