The Spanish Golden Visa requirements are very straightforward and basic:

Due Diligence: Spain requires a complete background, source of funds documentation, and previous year’s tax returns for the main applicant and all applicants over the age of 18 must provide criminal background checks.
Health: Applicants must provide proof of health insurance that covers all applicants in Spain.
Investment Threshold: The Spain Golden Visa investment requirements differ depending upon the investment channel, ranging from a minimum of €500,000 [approx. $540K] for real estate, €1,000,000 [approx. $1.1M] investment into a Spanish business, and €2,000,000 [approx. $2.15M] for capital deposits or government funds.
Investment Options: The Spain program offers a few different residency by investment options including bank deposits, job creation, and government funds. However, the most popular option by far is real estate.
Investment Hold: The official Spain Golden Visa program requires the investment to be held in order to renew and maintain the Golden Visa. The Spain Golden Visa is initially valid for 1-year, and can be renewed for 5 additional years but Golden Visa holders must spend seven days in Spain with the initial visa in order to renew it.

The Spanish Golden Visa Program offers a range of investment options such as purchasing a property for least of €500,000, or making a bank deposit of a minimum of €1,000,000, or investing €1,000,000 in business, or €2,000,000 in government bonds.

The most popular option is a real estate investment into property in Spain as an alternative residence in the Mediterranean to enjoy with the family. The investment always remains yours and can be released after 5 years.

Minimum Investment period – 5 years. In order to keep and renew your residence permit, you will need to ensure that you maintain your investments. If your main objective is to obtain permanent residency in Spain, once obtained, you can release your investments.

Additional Expenses for purchasing real estate in Greece to obtain a residency permit

Property transfer tax – 3.09% of the real estate price
Registration fee in the land registry (depending on the region where the property is located) – 0.6% of the real estate price
Notary fee for property transfer – Approximately 1.5% of the real estate price + VAT

In order to apply you must:
– be at least 18 years of age
– be a non-European Union citizen
– demonstrate a clean criminal record

Citizenship can be granted to the entire family, including spouses and children, adult unwed and dependent children, and dependent parents of the investor and their spouse.

Prepare documents

A detailed checklist will be provided, and you will be guided through the documents collection stage. Experienced immigration advisers will be checking all documents for compliance to ensure all requirements are met, including proof of investment documentation.

Submit residency application

The complete application for a residence permit along with all supporting documents confirming your investments will be submitted to the Spanish government’s Ministry of Economy.

Receive residency approval

Once the application is reviewed and approval is granted, you will be issued with a residence permit the government will issue a letter advising you of their decision.

Receive Spanish residence card

Once approved, applicants must submit biometrics in-person to one of the police stations in Spain to receive your residency card which is valid for 1 year, and can be renewed for 5 years. Investors are eligible to apply for permanent residency after 5 years, provided they have resided in Spain for more than 4 years and 2 months during these 5 years. Citizenship can be applied for after 10 years if desired. The residency card has to be collected personally, as a fingerprint check is undertaken during the collection.

Receive Spanish residence card
