Property Investment

The most favourable route under the St. Kitts and Nevis program is to invest in government-approved real estate projects such as hotels, villas, and resorts with options of freehold, whole ownership, or fractional ownership. For individual investors (a single applicant with their family), the minimum investment starts from $400,000 with ownership to be maintained for at least 5 years. Another option is to jointly invest with another applicant (a separate investor including their family). In this case, investments start at $200,000 with the ownership term set for 7 years. Astons will carefully select the most suitable investment opportunities and arrange direct viewings in St. Kitts and Nevis at our client's convenience. Alternatively, the whole process can be supervised remotely.

St. Kitts and Nevis Citizenship by Real Estate Investment

Investing in St. Kitts and Nevis real estate is a great opportunity to qualify for citizenship and obtain a second passport in just 2-3 months. A minimum Investment of $200,000 - 400,000 is required to invest in government approved real estate developments.

The $200,000 option is to qualify for St Kitts and Nevis Citizenship through investing in government-approved real estate developments through a joint application. Joint applications can be made alongside another citizenship applicant, in which case each main applicant must invest the minimum of $200,000 for a minimum 7-year period.

Alternatively, a single applicant can qualify if investing the higher threshold of $400,000 and is then permitted to resell the investment property after a shorter 5-year term.

Applicants wishing to proceed with the application process have their funds placed in escrow, which are only released should the citizenship application be approved. This process qualifies the investor as well as their spouse, children , parents and grandparent(s) applying for citizenship.

Investment properties do not have to be acquired as a personal residence and can be an investment rental property. Many projects on the island include property management services to facilitate a simple rental system and generate an additional revenue stream.

There are a wide variety of qualifying developments to choose from, ranging from one-bedroom units, eco-condominimums, hotel suites to luxurious beachfront villas with spectacular ocean views.

This location offers a real estate option suitable for every investor, and options such as fractional ownership schemes enable applicants to make a joint purchase with other investors, to expand their joint property portfolio. As an example, an investor may choose to reach the $400,000 investment threshold by investing in a quarter shareholding of a $1.6 million value beachfront villa.
