Program Details

The most popular option is real estate investment, providing a liquid asset with a rental yield of 4–6% per year.

Only long-term rentals are permitted.

Minimum investment amounts:

  • €800,000 — Athens, Attica, Thessaloniki, Santorini, Crete, Mykonos, and islands with a population of 3,100+
  • €400,000 — all other regions

In both cases, investment can be made in a single property of at least 120 m².

The €250,000 threshold applies to:

  • Cultural or historic properties requiring restoration
  • Commercial properties converted to residential use

During renovations, developers use state-of-the-art materials and technologies that fully comply with current standards, including premium insulation, energy-efficient systems, and eco-friendly finishes.

Advantages of such properties also include prestigious locations, fast eligibility for residency programs, and high investment potential.

With Astons, buying property in Greece and obtaining a Golden Visa is safe, transparent, and efficient. We create conditions for your investment to deliver long-term confidence and returns, making your path to European residency comfortable and predictable.
